[gardeniasquare] Some important points to take care of while registering your proper

I am also waiting for my registry to be done though i am shifted to my flat.  :-(

Yes there are some issues in the registry documents (many people in gardenia have got done their registry done as prepared by the builder)  which we want to be rectified by means of correction deed.

We have already sent a written complaint to builder regarding this, and awaiting for the response from them since long....but due to some reason they are not responding.

Some of the major issues are as follows:-

1. There are some critical documents missing in the sale deed i.e. agreement copy between promoter (manak buildcon) and builder (Gardenia) which authorizes gardenia India to execute the sale deed. This detail is very critical and should be mentioned clearly in the sale deed.

2. Completion certificate from GDA

3.Copy of  layout plan of project and floor plan of flat allotted should be attached in the Sale Deed.

4. Photo graph of both parties and their details should be there on the sale deed. (on most of the deeds only signature of builder is there not the photograph)

5. Full details of the property number such as Khata number, Khasra No, street/road with reference to the local authority records and boundaries should be furnished.

Note: for more details you can contact me or  Mr. Srikant in B-1806, as he has sent the complaint letter on behalf of 40 owners. Also if you are proceeding for registry next week, it will be better to take along some witnesses acquainted to you, they will be required for witnessing sale deed.
