There is no doubt that there has been a sharp increase in the demand for purchase in crossings which indeed resulted in the sharp increase of prices. If not 3400/sq ft but 2900 to 3200 is a realistic price in crossing today which was around 1900 to 2200 in June - July last year.Even 3400/ sq ft is also not far from reality depending upon the location and the kind and amount of additional work done in the flat like wood work, AC etc.
Relation between rent and sale price of the flat, I don't see any direct relation between rent and sale price of the flat. Rent has been constant in the past 1-2 years but the cost of property has appreciated even upto 30 to 40% in CR. There is a good demand for rent as well in CR but the availability of flats are good. The maintenance cost of Flats in CR is much higher than noida, Indrapuram or anywhere in NCR, due to this people wants to let out there flat on rent at the earliest even at a lower rent, at least they dont have to pay huge maintenance from there own pocket. Moreover, there is a huge availability of ready to use flats in CR and people staying in Delhi, Indirapuram and Noida still have some kind of inertia in moving to CR for rent.
Regarding the below post of rent from Shilpi, may be the asking rent price might be 1 or 2K higher the the available options in the market or sometimes people dont want to rent out there flat just to any one. They wanted to be sure that they are dealing with decent family who could keep there house in good shape.
All these are my personal view and observation.

I am seeing the below offer of flat for rent for more than six months now. There are few questions that come to my mind:
Does this mean that there is not sufficient demand for CR property?
In the above scenario can we expect the rents to increase in near future?
If we cannot expect the rents to increase in near future, how come we can expect the rise in property prices of CR?
Are few people who come on this forum and say that they are getting offers of 3400/ sq ft are simply creating a hype to off load there own properties at a higher price?
Please, I will request some one to come forward and put the things in the right perspective.
