Today electrician denied to attend the problem in Balcony light. According to him, their responsibility is only to check the power at switchboard.

 

They will not check the power at bulb holder and not attend if any problem in wiring after switch board (e.g. wiring/termination loose, wire damage, wire open, wire burnt, bulb fuse etc.).

 

Are we ready for this type of maintenance services in our society?

 

Are we paying our maintenance charges (Rs.1400-2200/- per month) for external maintenance only?

I also agree with Mr. Sambit & Samprit views.
 
We are paying Rs.1400-2200/- per month maintenance charges (depends on area) and in return what we are getting ? think over it.
 
Is any one aware about the scope of area and boundary limits for maintenance work for which we are paying above said amount? If yes please share it with all.

As confirmed by Mr. Ravinder, all the below works requested in trail mail will be completed by end of  Sept'12 (Fire Extinguishers already installed, Fire system commissioning is under progress) & Boundry wall will be completed by October.

But still we need to elect our representative ASAP so that improvement required in our complex can be done by the builders & we can chase for its timeliness completion.

Dear Mr. Ravinder,
 
I would like to share & inform you that we at "Gardenia Square" are not getting the services round the clock from the facility team appointed here as there is only one electrician available at night & there is no plumber after 5:30 PM.
Though "Gardenia India Ltd" have now started to charge the maintenance charges even after we are not getting the appropriate facilities in our building.
 
Yesterday evening my tap was leaking in the kitchen & kitchen was flooded with water i tried to repair but after failure i called at service helpline number (at gate as of now) but the answer i received was astonishing, guard told me that there is no person is available here from facility as all leave by 5:30 & electrician in night shift will come by 9 PM so they cant help me then i tried Mr. Mishra  (Facility in charge) & he also replied same that i have to wait till morning or can talk to anyone i wish & disconnected the call.
 
This all let me feel that after spending so much of money to purchase a flat in a reputed society only for the facilities is all waste if i & my family is not being facilitated by the services at the time of need its really very sad & disapointing.
 
I will not connect or ask for the aesthetics of our building (although it is also necessary) but i would like to highlight some of the major safety related requirements of our building which is not in place:
  • More facility team in Night
  • Fire Fighting System
  • Activation of Smoke Detection System
  • Non Working Of RI
  • Public Announcement system
  • Proper ID of the Security Staff (All the security staff rdeputated by the Security company is above 50 yrs & many of them is >60 yrs, the age of retirement)
  • Fire Extinguisher system 
  • Disaster mangement facilities
  • Working Of ARD system in lifts
  • Intercommunication system in Lifts
  • Boundry of the complex - Street dogs were found damaging things infront of flat on above floors, security only give excuse as it is all open they cant do anything
  • House Keeping
These are some points related to the safety & security of me, my family & others residing at Gardenia Square.
 
You are requested to please intervene & get all the things in place as we are not living with the valuable things but with the lives of our nearest ones in the society supposed to be very secure & safe.
 
We also believe & suppose that after sales service will make the reputation of the builder in market than the delivery of big & numerous projects.
 
Hope fully i am able to brief you the problems we are facing at the society & expect that same will be resolve at the earliest.
Kindly revert so that i can understand that i've adressed my problem at correct level.
